To encourage the development and use of solar resources the NC state legislature has passed a law allowing homeowners to install solar panels with fewer restrictions from local ordinance or HOA covenant. The bill was signed by the Governor in July and becomes effective October 1, 2007. The following is a PDF link to the document: http://www.ncga.state.nc.us/Sessions/2007/Bills/Senate/PDF/S670v5.pdf

Recently the SVHOA Board of Directors approved a re-clarification of SVHOA and townhome owner exterior maintenance responsibilities. The policy (procedures) is in four parts as follows: a memo, schedule of HOA and owner responsibilities,
HOA maintenance history spread sheet and list of approved contractors for townhome maintenance.. (A combined document of all four parts is also available.) This is an update of policy (procedures) in effect since July of 2004 and was recommended to the SVHOA Board of Directors by the Southern Village Townhome Committee (SVTC). It is intended to assist owners, sellers, purchasers, representatives, realtors and management staff in understanding the different exterior maintenance responsibilities of the HOA and owners.
Community Watch is successful when we all work together! Below are some important (Orange County) 9-1-1 facts that you need to know to help this work:
Please know that there are ABSOLUTELY no time limits to call 911 to report any type of prior vandalism, theft, or crimes committed.
It is 100% necessary and encouraged by our Chapel Hill Police Department that we make these calls. If the Police do not hear it from us, they will not have the DATA and we will not have the protection.
It’s that simple. Dial 9-1-1. Let’s keep our neighborhood safe for our families, adults, children, pets and property.
The board is inviting proposals from HOA management companies interested in assuming HRW's role when the current management contract expires at the end of 2007. As part of the process we have issued a Request for Proposal document to the four organizations which have already expressed interest in bidding. Click here for a copy of the document.. If you know of any HOA management company which may want to submit a proposal please invite them to do so, perhaps by forwarding this message. The deadline for submissions is September 10, 2007.
The July 12, 2007 Pond Report is now available.
The May 2007 Financial Report is now available.
You may have noticed Market Park (the sand park at the corner of Newell and Winston Ridge) is nearing its completion. We’re having a community workday this Saturday to put on the finishing touches, mainly spreading sand (lots of sand!!) and handling other miscellaneous items. If you use this park (or even if you don’t!), please consider helping out. We can use all the help we can get. Please contact Doug Heilig (dougheilig@yahoo.com) with questions.
